City Center
City Center is a well-established large scale mixed use retail/office complex and a landmark development in Shanghai’s Hongqiao Area, one of the most vibrant and distinct business precincts in Shanghai. The development comprises a total GFA of approximately 180,000 sqm, including twin 25-storey office towers, a seven-level retail podium and a pedestrian-oriented food and beverage mall. The Center is located less than 5 minutes from Shanghai’s main metro line, with immediate access to Shanghai’s Inner Ring Road and the Yan’an Elevated Expressway, and only 10 minutes from the city’s Hongqiao airport and major new transportation hub.
TCT employs proactive management to deliver increased rental values, maintenance of strong occupancy and an efficient cost base. As one of the most prestigious and substantial commercial properties in Hongqiao, City Center is highly sought after by domestic and overseas corporate tenants, and its convenient access and diversified range of retail outlets also make it a popular venue amongst locals and the affluent foreign expatriate population situated within the Center’s catchment area.
City Center wi l l undergo a comprehensive renovation as part of the development of the adjacent City Center Expansion site, including

City Center Extension
Located adjacent to the established Shanghai City Center retail and office complex, the City Center Extension is zoned for a mixed-use development and on completion, will comprise 19 storeys of high-quality institutional Grade A office space over an 8-storey retail podium including one basement retail level and three underground car parking levels.
Total GFA is some 88,000 sqm and the Extension will be fully integrated into the adjacent City Center property through bridge links, underground pathways, a common interior and exterior design, a complementary podium façade, and a single cohesive circulation plan. The Extension will have a dedicated office entry and drop-off zone and will maintain direct connectivity with the upgraded pedestrian food and beverage mall immediately to the south.
The City Center Extension will achieve a LEED (Leadership in Energy and Environmental Design) Gold certification, a global ly recognised standard for sustainable development.
