out-performance is the management model that functionally integrates all facets of the real estate cycle and encompasses
development management, commercial leasing management and asset management. The property manager takes
pro-active measures to enhance the returns from the properties in TCT’s portfolio. A key objective of this strategy is to
identify and pursue an optimal tenancy mix through:
• leveraging the network of relationships that TCT has
developed with commercial tenants domestically and
overseas;

programmes to achieve high occupancy rates where
appropriate;

business sector tenancy risks in order to maintain a
stable cash flow;
• enhancing the competitive strengths of the properties
to opt imi se renta l s and under take refurbi shment
projects to maintain the international standard and
competitive positioning of the portfolio; and
• seeking synergistic benef its of scale and presence
across its portfolio, including opportunities for further
reduction of property expenses, such as maintenance
and c l eaning expenses, and secur i t y charges at
the proper ties, without compromising the qual ity of
services provided.
