300 West Sixth Street is the first high-rise to be constructed in downtown Austin in 15 years, and the only high-rise, multi-tenant office building under development in the city. CarrAmerica began construction on the project in the summer of 2000. “It really was perfect timing,” says Jeff Pace, Austin Managing Director. “Austin is undergoing a renaissance downtown. There is a lot of retail and civic space under development and significant loft and residential development. And we got in right on the front end.”

Through a joint venture with JER Partners, the 442,000-square-foot, 23-story office building is slated for completion in December 2001. By year-end 2000, 300 West Sixth Street was 50% leased and 70% committed. CarrAmerica competed with 10 other developers for the project. What made the difference? Says Pace: “People know we can handle large complicated projects. CarrAmerica has developed 1.5 million square feet of space in the Austin market. We have the deep bench of talent and financial wherewithal to make it happen.” And CarrAmerica’s leadership position in the Austin market was complemented by the company’s substantial experience developing major downtown projects in Washington, D.C. for such clients as the International Finance Corporation, AARP and MCI Communications.
