Where others may simply purchase properties and prune portfolios, Trizec looks beyond individual holdings to the broader objective. We believe in seeing clearly and acting decisively for the collective good of our portfolio. As a result, we are deliberate and specific about the way we invest and divest. Unlike many REITs that are regionally focused, Trizec's scope is national markets with healthy growth potential.
       Our goal is to create value by owning the right properties, in the right markets, at the right time. So we carefully and continually analyze what fits and doesn't fit our strategy. In the past year Trizec sold five properties, totaling $445 million, strategically repositioning our portfolio.
       How do we utilize proceeds? Trizec teams exhaustively review markets, focusing on geographic diversification and submarket concentration. They seek asset clusters in close proximity to desirable amenities and properties that strike the right balance between investment, opportunity and risk. Acquisitions such as the Victor Building in Washington, D.C., and Figueroa at Wilshire in Los Angeles typify our commitment to stronger-growth markets that anticipate solid returns.
       Our investment team works closely with Trizec regional leaders to identify properties where momentum and market are rising. And they look beyond to consider factors others may miss. Who are future customers? When do leases expire? How many vacancies will be on higher floors that command higher rents?
       We believe the strength of our portfolio rests with a greater concentration of investments in dominant areas of the country. With our recent acquisitions over the past 18 months, three in Washington, D.C., two in Los Angeles and the pending Southern California portfolio acquisition, nearly two-thirds of our holdings will be in the nation's top three markets.
       While we intimately understand “the art of the transaction,” Trizec thinks beyond the deal to fortify our portfolio with smarter moves, stronger performers and superior-growth prospects.
