       Throughout 2005, we built on our commitment to developing long-term relationships with the brokerage community. Specifically, we launched two new broker initiatives: a 100 percent up-front commission payment policy and an expeditious internal payment system. By satisfying brokers' desires for full commissions at the time of lease execution, we create a win-win situation. Our company establishes an immediate bond with valuable partners and sharpens a competitive advantage for future opportunity.
       We also reorganized building drawings into an industry standard, Web-based application. This gives brokers immediate, online access to floor and building plans and faster turnaround for custom space planning. Our leasing software program was upgraded to include real-time pipeline reports of our entire portfolio. Armed with this business intelligence, we are able to make better and faster leasing decisions.
       Trizec representatives act as a single point of contact, streamlining leasing, offering cost-saving solutions, providing short-term space solutions when needed, and paying special attention to special needs.
