Things change. Back in 1996, CarrAmerica was heavily focused on developing
projects for its own portfolio while taking on very few third-party
and build-to-suit customers. “Today, the shift is away from speculative
development. We’re much more focused on build-to-suit customers
and, in particular, institutional customers,” says Jamie Williams,
President of CarrAmerica Development, Inc. In recent years, as the
company’s development services business has grown commensurate
with its national reputation, the mix of projects has changed as well—from
a high volume of smaller projects to a concentration of larger, more
complex ones.
In 2001, following a national search, CarrAmerica was selected as project
manager for the development of the Freedom Forum/Newseum building (shown
here) on Pennsylvania Avenue just west of the Capitol in downtown Washington.
The 531,000-square-foot, $400 million project is a complex one, integrating
residential, office and museum exhibit space. “Our 40-plus years
of experience with complex development in D.C. along Pennsylvania Avenue
and the fact that our staff had museum development experience won this
contract for us,” says Williams. The company has developed nine other
Pennsylvania Avenue projects.
Today, CarrAmerica’s development reputation extends well beyond Washington,
D.C. Current projects include one for the University of California, Davis
campus near Sacramento and another for Network Associates’ Plano,
Texas headquarters. The company has also cultivated an expertise in the
highly specialized area of biotechnology and lab facilities, developing
more than 500,000 square feet of this product since 2000, and is now developing
a second biotech facility for the Sidney Kimmel Cancer Center in La Jolla,
California.
