In 1996, CarrAmerica acquired The Setting, a three-building, 137,000-square foot office complex in Austin, Texas. They also acquired one unhappy tenant—a subsidiary of Harcourt, Inc. that was not at all pleased with the previous landlord. In fact, this tenant made it clear they would not be renewing their lease. But, over the next 18 months, CarrAmerica’s property management team proceeded to turn the relationship around. They undertook morning walk-throughs of the space to anticipate any janitorial issues on a day-to-day basis. They took the time to review the temperature-control system with the office staff and evaluate any existing parking issues. Over time, they established a relationship with Harcourt’s subsidiary built on trust and performance. In fact, everyone was so impressed with CarrAmerica’s service at The Setting, when Harcourt, Inc. decided to build new offices in Austin for its two subsidiaries, the company selected CarrAmerica to develop the 192,000 square-foot complex in northwest Austin. That’s the kind of extra effort on which CarrAmerica has built its reputation.
